If you’re one of the more than 10,000 renters on the Fraser Coast, HBNC’s QSTARS tenancy advice service is here to support you.

This International Tenants’ Day, we want to celebrate Queensland renters, and support tenancies on the Fraser Coast.

Here are our top tips for a successful tenancy in 2025.

Report issues fast

Small issues can quickly become big problems if they’re not addressed.

If you notice mould, leaks or other minor damage in your rental property, report it straight away.

Most agents will have a maintenance form, or can be contacted via email.

When it comes to inspections – be home, or be tidy

Inspections are part of the deal when it comes to renting.

To make them smooth and quick, always be respectful, and be prepared.

If you can’t be home at the time of the inspection, ensure the property is left clean and tidy.

Dirty dishes in the sink or clothes left on the floor aren’t a good look.

They can give the impression that you’re not taking care of the space, even if you are.

Remember – a little preparation goes a long way.

Be a good communicator

Your property manager is there to support you and the property owner to build a mutually respectful, trusting rental relationship.

Polite, prompt communication can help build this trust and respect.

If issues need to be raised or escalated, do this using the proper and appropriate channels.

This mutual respect and trust could make a difference if you need to request flexibility or lenience further down the track.

Pay rent on time, every time

Paying rent on time is a basic, non-negotiable part of your rental agreement.

Build rent into your household budget first – it is one of your major ongoing expenses and can’t be treated as an afterthought.

If you need support with paying rent, there are services available through RentConnect and the Renters Relief Package.

Know your rights and your advocates

Rental rights can be confusing, and you’re often figuring things out as you go.

Know who to call if you need support with tricky issues around rental rights and responsibilities in Queensland.
